Reservation, Rent & Security Deposit:  The Rentor reserves the right to re-list or, offer the rental to other renters, if the following conditions are not met.


·         The signed contract and deposit is not received within one week.

·         The balance payment is not received 60 days prior to the rental.

·         Full payment is not received within 2 weeks if reservation is made less than 60 days in advance.


** Upon your arrival, the rental deposit converts to a damage deposit. If all the provisions of the agreement are met your deposit will be refunded at departure or mailed to you within seven days.

Payments:  We accept payment by Certified Checks, Money Orders, Travelers Checks and also domestic Personal checks. In special cases we will accept scanned back and front of personal checks. The original check should be received within a few days. If a personal check is returned to us for non-sufficient funds, you will be charged the amount levied by the bank for NSF charges. Please make checks out to Fafi Hazarika.


Please Note that there is a surcharge for Credit Card and PayPal payments and also an additional conversion charge for International currency.


Cancellation:   If you cancel 60 days prior to your arrival date your deposit will be returned in full. No questions asked. Otherwise, every attempt will be made to re-rent the cottage for that period. Only if a renter is found, will your deposit will be refunded.  No credit will be given for shortened stays and due to late arrivals or early departures.


Occupancy:   The security deposit will be applied against the rent if occupancy is misrepresented therefore, please let us know if you are having guests. The owner also reserves the right to terminate the agreement.


Check in 3 pm ET. Check out 12 noon ET.


Vehicle Registration:  Car make, model, color and plate number, along with proof of insurance and valid registration is required upon arrival. A form will be mailed out.


Housekeeping:  When you arrive, the home will be clean and set up with linens and, as a courtesy, we have included paper towels, trash bags, dishwasher detergent, hand soap, toilet paper and laundry detergent to get you started. Prior to vacating the cottage, trash must be removed to the designated area also, please ensure all dishes and cookware are clean.  There is a FAQ on the fridge door.


Parking: Two assigned parking spaces, marked “83” are available. Parking in any other space is not permitted.  A remote for the gate along with the keys will be handed at check in. The remote and the keys must be returned at check out. Replacement cost for the remote is $30 and the keys are $10.

Doors and Windows must be kept closed when using the AC or heat.


This is a non-smoking home.  Any violation of the smoking policy will incur a $150.00 fine and if additional cleaning is necessary to remove smoke odors from the house and/or linens, costs will be deducted from your deposit.



No pets.



The fireplace may not be used nor is the use of outdoor portable fire pits allowed.


Waterfront regulations:



    No swimming from docks or in boat traffic area.

    No overnight sleeping on boats.

    No boat trailers can be stored on Christmas Island.

    No overnight or extended boat parking on day dock. 

    No Fireworks to be set off on Christmas Island property at any time.

Rules and Regulations


1.          Rentee acknowledges that occupancy of RV campers and or tents on the premises, beach or parking lot is forbidden.  

2.          The Rentee shall be responsible for all damage, breakage and or loss to the premises, except normal wear, which may result from Occupancy. Rentee agrees that all plumbing, household contents, etc., other equipment and fixtures including that which may put in during the term of the rental, will be left in the same condition found at the start of the rental. No changes to, or changing of locks of the property/premises are permitted.

3.          Rentor shall not be liable to Tenant, Tenant’s guests, licenses or invitees or any other person for any injury, loss or damage to any person or property on or about the premises.   Tenant shall hold Owner and Managers harmless and indemnified from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the premises, parking lot, beach or community and from or against any omission, neglect, or default of Tenant, his guests, licensees or invitees.

4.          Rentee agrees not to use premises as a location for amateur or professional film/video without prior consent and arrangement with property managers/owners.  

5.          The Rentor or his designated agent reserves the right to enter the premises immediately in the event of an emergency to perform necessary repairs and/or maintenance; and with 24 hours’ notice, for normal maintenance.

6.          This Agreement may not be assigned or the property sublet, and is for the Tenant’s use only.   

7.          The property will be left in the same good and habitable condition.  Any damages or notable conditions found upon arrival will be reported to the Property Managers within one (1) hour of Occupancy.   Rentee understands that the property will be inspected prior to their arrival and at departure.  

8.          The home has a maximum occupancy of six (6). Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are in violation of the rental agreement.

9.          Rentee or their guests are not permitted to make any improper, offensive or unlawful use of any property comprising Christmas Island resort. Any disturbance, annoyance, endanger, or inconvenience of the neighbors; or use the premises for any immoral or unlawful purposes, or violate any law or ordnance or commit waste or nuisance on or about the premises will immediately terminate the occupancy and rental agreement.

10.       There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.
